Job Title: Resident Manager (Live-in Superintendent)

Description:
The resident manager position is well suited to a mature couple with good people skills and an ability to manage day-to-day building operations of a new 150 unit apartment building.  You will be responsible to oversee the general care and upkeep of the property and will be first responder to tenant questions and issues.  Ideal skill sets include experience with minor building maintenance/repair requirements, general administrative skills (texting, email, Microsoft office) and an ability to work independently.  Past experience as a building superintendent is considered an asset.

Resident managers are expected to live in the building, and while not on call 24/7, you are expected to carry a cell phone and respond to emergencies and tenant issues in a timely manner. The ideal candidates will work closely with the property manager to ensure smooth operation of the building.

Responsibilities:
• Clean the lobby, elevators, mailroom, and garbage room areas daily
• Clear snow and ice from walkways by shovelling and salting as needed
• Monitor garbage disposal and parking lot use
• Meet with new tenants to sign leases; arrange move-in dates; familiarize tenants with the building
• Complete Unit Inspection reports for tenants moving into/out of the building
• Follow up with tenants who are in arrears
• Respond to tenants regarding leases, building operations, parking etc.
• Respond to and resolve noise complaints
• Log and manage list of necessary repairs
• Work with contractors to complete necessary work/repairs with minimal disruption to our tenants
